Dual 10": Steel I-Beam Basement Frame

The basement frame features dual 10" steel I-beams

Although many of our competitors use a smaller 8" frame, our more robust 10" I-beam frame allows the park model to arrive without structural defects or fractures from stretching and flexing during transportation. The steel outriggers stemming off the I-beams are full width and run flush to the edge.

Our 2"x6" floor frame is 16" on center resting across our steel basement frame. The 2"x6" framing is doubled around the entire perimeter of the home. This robust construction makes a solid base for our park model homes.

Heating & Cooling Ductwork

The 15"x5" fiberglass heating and cooling main trunk line runs longitudinally between the I-beams of the basement frame. Perimeter ducts branch off the main trunk line between the joists of the transverse floor system delivering air to the side walls where the highest heat gain and loss occurs. Just as in residential homes, this perimeter heating & cooling system provides a quiet evenly heated & cooled living space. Many of our competitors use an aluminum duct that delivers air ?shot gun" style down the center of the home. It is less expensive, but less efficient and is noisy. Our homes include either a 40,000 BTU under-counter furnace or a 56,000 BTU residential upright unit.

Enclosed & Insulated Underbelly

Fully insulated and enclosed basement frame

The basement frame (or underbelly) is fully insulated with formaldehyde-free fiberglass insulation and covered by poly-mesh, fabric which can be upgraded to aluminum. Heating and air conditioning ducts are housed in this area along with the color-coded "Pex" water lines and black and grey water lines. Housing these critical elements of the mechanical systems in the insulated basement increases the mechanical systems energy efficiency and helps to extend your living season.

#2 Grade Lumber

Superior #2 Grade Lumber is Used Throughout

To ensure straight walls and floors, all builders know that you have to start with quality lumber, plus engineer enough structural support into the home to ensure a long lasting quality home. We only use #2 grade lumber unlike some of our competition, who save money by using #3 or construction grade lumber. Our engineers provide structural prints on each and every home we manufacture; this ensures your park model home is structurally sound and built to our design standards.

LVL Window & Door Headers

Bay Windows and Patio Door Entrances are Topped with LVL Beams

The use of laminated veneer lumber (LVL) beams creates stronger and more stable support above our bay windows and patio door entrances. Additionally, bays are installed in the factory, so dealers or service centers do not need to assemble them on site, as is required by some of our competitors.

Belt rails are engineered into the 16" on center 2"x4" side walls, this engineering feature eliminates the need to sheet the outside of the home with heavy, formaldehyde-laden OSB. King studs, jack studs and double headers are all used in our residential style of building.

Reducing the transfer of heat or cold from outside air equates to energy savings. We employ Johns Manville formaldehyde-free fiberglass insulation for our entire insulation envelope. We ensure that every wall, floor & ceiling cavity is carefully filled with insulation.

Draft-Preventing House Wrap Envelopes the Entire Exterior Wall Surface

We use Prime Wrap® air and moisture barrier on every park model we build. This woven and coated polyethylene fabric blocks air transfer through the framed wall to reduce heating and cooling costs, allows moisture vapor to escape without condensing in the wall cavities, and sheds water that could otherwise get behind the exterior finish, settle in the wall framing, and cause damage.

This premium self-adhesive waterproof flashing membrane is carefully applied around all window and door openings. It stops moisture and air from entering, preventing damage and reducing energy costs for the park model owner.

Certified Roof Truss Rafters

One-piece Roofs are Built using our Custom Roof-Frame Jig

The roof keeps the elements out, adds strength and helps to define the look of the home. Roofs can be made in a variety of pitches and shapes by use of our adjustable, custom built roof-frame mechanism. Our roof jig allows for a one-piece integrated roof for a stronger park model. Engineer-certified truss rafters are designed to carry the live loads specified by the governing association. Truss rafters are secured with a two-part epoxy adhesive. When complete, cranes lift the entire one-piece roof into place.

2"x6" Roof Fascia Boards

Superior 2"x 6" roof fascia construction

Fascia boards are 2"x 6" #2 grade lumber which allows you to safely secure gutters, or affix a roof for a room addition or porch to your park model. This 2"x 6" construction will last longer and is a better built fascia than most competitors use.

With 7/16" roof decking, you get straight, square roofing without waves and sags. This quality decking adds to the integrity and durability of the entire roofing system. Our roofs are built for a 30 lb. per square foot snow load for USA models and 40 lb. for Canada.

Roof Moisture Barrier

Before shingles are installed, the roof decking is covered with overlapping layers of 15 lb. roofing felt. As an option, the entire roof decking can have the added protection of an adhesive backed, ice and water barrier. This barrier seals around roofing nails used to install the shingles and forms a watertight shield preventing the entry of water that may form behind ice dams in winter.

Roof Ventilation

Efficient and attractive roof ventilation

A continuous ridge vent allows hot air and moisture to escape from beneath the whole roof. This eliminates the need for many individual roof vents spread over the roof, preventing a potential for leaks and providing a clean look. The soffit is fully ventilated along the entire perimeter of the home providing cool air to replace the ventilated hot air. This helps reduce heating and cooling costs while protecting the roof deck and trusses from damaging heat and moisture.

Thermo-Pane Vinyl Windows

Exterior Features

EnergyStar-Rated Thermo-Pane Vinyl Windows are Standard

As thermo-pane windows, they consist of two panes of tempered glass with an air space between for increased insulating value. Our windows also include low-E glass which saves energy, reduces carpet and fabric fading due to the sun, and increase comfort. At altitudes above 10,000 feet, thermo-pane windows may explode, so we require windows with high altitude breathers to eliminate this possibility. Windows are single hung and tilt in for easy cleaning. Vinyl grids between the glass panes add definition and beauty.

Our carefree vinyl siding is offered in a wide variety of colors and styles. It has industry-leading UV resistance and fade protection and is backed by a transferable lifetime warrantee. As a popular option, genuine cedar log siding can be selected.

We offer Standing Seam Metal Roofing

Many competitors install a low quality pole-barn style metal roof, but we offer a standing seam metal roof because it is stronger, thicker gauge metal that is more attractive, lasts longer and prevents leaks better. Before installing a metal roof, we apply an adhesive backed, ice and water barrier covering the entire roof from the drip edge to the peak. This is one more step we take to defend against moisture. A standing seam metal roof, if properly maintained, will last for decades.

Carpet and Flooring

1/2" Rebound Padding, 29-Ounce Carpet & Armstrong® Vinyl Flooring

The 1/2" rebound carpet padding is formaldehyde free and is the same padding used in residential homes. While we install 29-ounce formaldehyde-free carpet, many of our competitors use cheaper carpet to lower their cost. Our durable Armstrong vinyl flooring helps to maintain a beautiful appearance through years of use. Berber carpet, P.V.C. vinyl, porcelain tile and hardwood laminate flooring are available options.

Quality Cabinetry

Interior Features

Quality Cabinetry with Mortise-and-Tenon Doors

Quality cabinetry is important, durable enough to hold up to the wear and tear of everyday use and capable to withstand temperature and humidity extremes that can occur during the off-season. Although some competitors offer hardwood cabinet doors, they often use 45-degree mitered cabinet door joints, which are of a much lower strength and stability compared to our mortise-and-tenon cabinet doors with free-floating panels. These strong, attractive doors are available with either flat-panel or raised-panel cathedral style, and are offered in a variety of finishes. European hidden door hinges and platinum hardware are standard on all of our homes.

Optional Custom Cabinetry Available to Suit Individual Tastes and Needs

All of our cabinetry and doors will last and look beautiful for the life of your park model. But if your wish list includes custom cabinetry, our talented craftsmen have the ability to design and build them to fit your specific needs. This option is not common in the park model industry, as most manufacturers simply don't have talented craftsmen with the ability to produce them.
